Tank capacity determines how often you stop. For light commercial use — a small office, a vehicle interior, occasional spot cleaning — a compact unit with a 10–20 litre solution tank does the job. For hotels, cleaning contractors covering multiple sites, or restoration work, you need 35 litres or more. Running a small tank on a large job means you're stopping every few minutes to refill or empty, which kills productivity fast.
Heat is the difference between surface cleaning and genuine deep extraction. Cold water extractors handle light soiling and maintenance cleaning well. But embedded contamination, heavy staining, grease, and odour — particularly in commercial settings — responds significantly better to hot water. If you're doing restoration work or cleaning heavily trafficked commercial carpets, a heated unit is worth the additional investment.
PSI matters for upholstery work specifically. Lower pressure — around 100–200 PSI — suits delicate upholstery and vehicle interiors where high pressure would damage the material. Higher pressure — 300 PSI and above — is better for deeply soiled commercial carpet where you need the solution driven into the pile.
Portability is worth considering if you work across multiple sites. Compact portable extractors load into a van easily and work anywhere with a power outlet. Larger units with bigger tanks are more productive on a single site but less practical for mobile operators.

Larger tanks mean fewer stops, which directly affects how much area you can clean per hour. For restoration work where you're dealing with flood-damaged carpets across large areas, 55 litre tanks or above are worth considering.
Yes — most commercial carpet extractors come with or are compatible with upholstery tools, which use lower pressure and a smaller head designed for softer materials. The key is using the right pressure setting and tool for the material. Delicate upholstery and vehicle interiors need lower PSI to avoid damage.
